How do i have my step-fathers name removed from a deed if he cannot be located?

my mother paased away and her property was deeded to her husband and me. I cannot locate him since we completed probate or while we were doing probate, i would like to keep the property and put a house on it for my family and children. How do I get his name taked off so it is in my name only?
